Last summer we showed some surprise photos of a nearly complete 0242 Plat House built by a customer in Ohio. This summer we got more photos of the interior of the completed house, and its a sweet one.
Most of the time when we send out House Plans to customers it is like sending a message out into the void, never to be heard from again. But every so often one of those houses bounces back, and appears one day, fully formed in the flesh, both surprising and delighting us! This week was one such time.
A treasure trove of beautiful photos of the Vermont Plat House have been posted to the Owners’ Real Estate Agent’s web site. Yes, the house is on the market, and our designs have been around now long enough that the first houses are beginning to change hands.
But the bright side of this is that it is wonderful to see the house so nicely furnished, so comfortably lived in, and fullfilling that dream of a modern life we can all identify with. Here are a couple of choice photos from the Gallery, but you will find many more on the realtor’s site. There is also a Virtual Reality walk through, which is a series of 360 degree images that you can spin around to look at, each “hot linked” to adjacent view points. Its the closest you can come to a walk-thru without being there.

We are in the midst of a plan modification for a Plat House 3 bedroom with a garage attached, and a unique metal + stone cladding scheme.
This includes a mudroom and utility space between the garage and laundry room of the standard plan. The garage is an oft requested expansion to the Plat House.

The Plat House is all business on the back side, and on a need to know only basis on the front. What I'm trying to say is the side of the Plat house that faces your road or drive - max privacy, just windows needed for effective cross ventilation, and nothing else that distracts from the experience on the back side of the house.

The kitchen table bay window at the Plat House exists in two place - at once a perch into the landscape, and at the same time part of the open living - dining - kitchen space.

Here is the classic view of the Plat House living room, the space everybody falls for, and builds for themselves. The entry way closets flank the wood stove, and a frosted glass panel screens the living room from the entry. The second bedroom and bath is beyond, and the entry from the mud room at the end of the circulation path. The back wall is line with built ins, a place for your record collection, your travel memorabilia, the good dishes, those yard sale finds, the photo album, all a few steps away.

One of the best features of the Plat House is the large bay window in the living room - large enough for a couple of comfortable chairs from which you can enjoy the view.

The owner of the PA Plat House has been at it for over a year, building the house himself as time allows. The house is occupied now, so he's turned his efforts to the interior where he is fitting out in order to make life more comfortable. He's doing some great work on the interior and shared a bunch of photos this week.
The strategy in the kitchen has been Ikea cabinet boxes, custom self-made cabinet fronts, and self-cast concrete countertops. These countertops have turned out beautifully, giving the worktops that heavy substantial feeling that would cost a fortune in stone. The thick edges of the top surfaces give it a substantial feeling.
Leaping off his newly gained experience with self-casting, he's made a tile mold and is casting bathroom tile as well. Outside he's taken up the welding torch to fabricate his handrail posts and is installing cable guards for a great custom cable-rail look.

We've been looking at the interior of the Plat House, so I thought for this post we would go back outside. One of the nice features of the Plat House is the deck on the end off the master bedroom. A place to be outside separate from the rest of the deck space on the house, if a hot tub is your thing, this is the perfect place for it. Some have elected to extend the roof here and screen in this porch - a great modification to make the most of this deck space.

There, I've said it. People love the Plat House. And what's not to love. Its compact and affordable, yet generous with its space and good living. Conceived as a vacation house, its also proving a favorite for retirement and downsizing. Great views, great daylight, a casual and relaxing plan. No wonder its our most popular design.

We did it, we relented to our customer's requests. The Plat House was the house they loved, but they wanted 3 bedrooms. The little long 2 bedroom cabin was just not enough house for them. A little stretch, a little reworking of the hall way, windows where they needed to be, but still true to the original design the Plat House 3 Bedroom was born.

I'd love to tell you that we knew the Plat House would be our most popular design from the start, but really there was no way to know that a 1400 sqft 2 bedroom house would ever be the most popular offing from our catalog. A small house compared to American averages, and unusual in shape being long and narrow, with a front that downplays street-appeal and throws all its effort into view-appeal. The Plat house exemplifies our Original Collection and has all of the architectural queues that make these designs hang together as a family. The popularity of this design finally led us to offer a 3 bedroom variant which has also been popular.

I had a chance to get out to central Pennsylvania last week and visit the Plat House that is under construction. Yes, we've been selling houseplans now for 10 years, and this is the first time I've ever been able to visit one in person, whether built or underway. Amazing, but that's the nature of houseplans - the price of plans does not include travel expenses. So it was a great thrill to visit and walk around and through a house that has until now only existed in my mind.
Our customer is building the 3 bedroom version of the Plat House in central PA. He has a beautiful site for the house. Its on a sloping site overlooking the Susquehanna River. Its broad in this region, so there is a lot of water out there and it makes for a beautiful view. The site is wooded with other homes on the adjacent lots. But none of them too close to feel suburban, and none too far to feel alone in the woods. Its a nice balance. The side is sloping gently down from the road, and all told it is really an ideal site for this house.
Continue reading "PA Plathouse in the flesh"We've not looked at the Pennsylvania Plat House that is under construction since this past summer, and its made great progress since then. The house is closed in, windows install, metal roof on top. It really looks like a Plat House now!
In order to put the metal roof on a Plat House you have to install the steel overhang braces, and the overhang beam. This stuff is the heart and soul of the Plat House Design. So even though the PA Plat House still has a bit of work ahead, it is really taken on the family resemblance that all us Plat House fans love. Check it out.
The owner shot these pictures from the boom lift truck he had on site during the work to install the roof overhang braces and install the metal roof. You can get a read on the site topography here from this height. A nicely sloped site, will allow you to enter the house near grade on the road side, and put the decks at the tree canopy level, in this case with a walk out basement below. The decks overlook the Susquehanna River in central Pennsylvania. Beautiful.

Continue reading "PA Plat House - great progress!"The new Plat House project in Pennsylvania has begun rough framing. Progress comes fast with the simple framing of this house, and the framing should be complete very soon.
Here the exterior wall framing is pretty far along. They've just started on the clerestory window, high on the bay window side of the house. And the sloping side walls are not yet framed up to the full height of the house.
And here you see the clerestory window wall framing is complete, and the sloping side walls are also finished. The walls are all in place ready for the framing of the roof to begin.

A customer in Pennsylvania is building the very first Plat House in the Quaker State, and I know I am looking forward to watching this one get built. I may even have the opportunity to visit this one - a rare pleasure.
What you see here are a pre-cast concrete foundation wall product called Superior Walls. They prep the house footprint with a stone bed, and the pre-cast wall sections are brought in and placed without a conventional footing. Very fast, very tight, pre-insulated. Not inexpensive, but a great product.
