Common Pond Plat House almost wrapped up

The SIPs version of the Plat House built at Common Pond is almost complete. A few loose ends and it will be done.



Take a quick look at the photo from the last entry to see how the site has cleaned up and the house now looks finished. More photos will come when the project is finished.

Virgina Plat House - exterior complete

A few new photos from the owner of the Virginia Plat House today. The siding is all done and the exterior more or less finished. The interior work is beginning now.



Here is the master bedroom side of the house. I liked this photo because it gives you a good look at the side overhang rafters. They did a good job with this detail which is always gratifying to see. You can also catch a glimpse of the creek in the distance - what a great setting for this house.

Colorado Plat House - house complete

We have not seen any photos of the Colorado Plat House since last August, so you can imagine my surprise to see a bunch of photos of the finished house in my inbox this week. I was blown away - what an amazing setting! There may be a few loose ends that we can't see, and there are no furnishing yet, but all the same its an amazing sight. Have a look below.

In the photo below, which appears to be shot from a plane or helicopter, you can see the wrap around porch roof which is a unique feature of this build.



The owners have really had some fun finishing the interior - its like no other Plat House we've seen before. There is a corrugated metal ceiling and what appears to be cork floors. Look through the photo browser below to see some interior photos.

Virgina Plat House - a quick update

At the Virginia Plat House everything has been trimmed and is ready for the siding to go on. HVAC, plumbing, and electrical work should be under way as well.



The color stain on the trim looks like a nice natural cedar. The owner told me that the siding boards were pre stained to make the finishing go a bit faster. You can also observe the steel brackets for the overhang in the photos of the back side. One thing that is different in this build is the owner has opted for shingle roofing - obviously more affordable than the metal roofing shown in the illustrations. For that they had to extend the plywood deck out to the end of the overhand, and I am guessing they did this with a double layer to build up strength and some bite for the roofing nails. The underside of the plywood deck is exposed at the overhangs. I'm not sure what their plan is for this. They may put up soffit boards, or go with the ply face which is cool too.

Common Pond Plat House - construction almost complete

Its been some time since we last reported on the Plat House being built at the environmentally sensitive development, Common Pond, in Georgia. Last time we saw it the roof was going on and the rough "framing" was almost complete. Well the inside and outside are nearly complete now and the last details are being finished up on site.

You may recall from the previous posts that this was the first Plat House built from SIPs panels. That has gone well and as you can see there is little in the outward appearance of the house that reveals the energy efficiency of the SIPs construction.



Here we see the side of the house facing their view, with the decks. I was told that the final grade around the decks will be filled to eliminate the code requirement for railings which will leave the views unobstructed. The beautiful siding that has been used is cypress boards in a true board and batten pattern. This sets the batten strips on a close repeat as the width of actual boards is much smaller than the spacing of battens placed on sheet siding materials.

In the photo browser below you can see some interesting shots of the fit out of the interior. The owner's have opted for a beautiful pine flooring. Pine is a soft wood, yet it was very common for floors in the past none the less. My house has pine on the second floor, and since we are without shoes there most of the time its worn well. You can also see some of the interior doors in a couple of the shots. They are fully glazed with a reeded pattern glass - very nice.



All in all it is another unique Plat House. I'm continuously amazed at the individual expressions created by each customer of what is essentially the same house. Each one plays out with unique materials and varied priorities to make a unique home for each owner.

Virgina Plat House - windows in

The windows have been delvered and installed at the Virginia Plat House. Closed in, if not completely weather tight, they are in the clear to begin HVAC, plumbing, and electrical work inside.



You might notice that the windows are green (as in color, not sustainability). Nothing remarkable, but these are Andersen 400 series windows. Since like the beginning of time these windows were available in only 3 colors - white, tan, dark brown. Bleah! Nothing wrong with those colors, but Andersen offered no options for using the windows to introduce some color into your house. Meanwhile other manufacturers have been expanding their color offerings. I don't know if Andersen is experiencing competitive pressure because of this, but they have started offering a dark green now as one of their standards. Its a great thing, especially if you want to use a different color for the operable windows as the house designs show in our illustrations.

Virgina Plat House - wrapping up

A quick update of the Virginia Plat House . Since the last entry the wall and roof sheathing has been installed and the house wrap is on. The owner reports that windows are on the way.

Austin Porch House - Plat House comes into its own

Siding panels are going up on the Austin Porch House project and the big news is the progress of the Plat House. Last we saw a bunch of sticks going up - in the new set of photos from the owner it is now most certainly a house.



Across their courtyard you can see the Plat House facing the Porch House. This has been one of the most innovative uses of our house plans to date. With the usual household program spread between the two structures the owners have created their own "village". The variety of spaces they will have available for family life will be very rich indeed. More photos after the jump link below.



Here you can see the interesting pattern of siding they have chosen. It appears to be a smooth faced cement board siding panel, but laid up in varying exposures. This is a treatment you might often see on a traditional cedar shingle siding and its really great to see this reinterpreted in a contemporary material like cement siding and used here.

Austin Porch House - roof's on, Plat House framing up

A big update from our customer in Austin. The Porch House is moving right along and is all sheathed in and under roof. The adjacent Plat House which they are also building - yes its a Camp House compound - is well under way with the framing going vertical. The Owner has over a dozen new photos for us which you can see in a photo browser after the jump.



Some of the adaptations the Owner is making are obvious in these photos. You'll see an additional wall of windows on the side of the living room which greatly expands their view. And the roof slope which they have added to simplify collecting their rainwater is also easy to spot as well. You'll also see that the Owner has been welding up his own framing connectors for the Porch level posts and beams. This is an awesome hands on effort by the owner.

Virginia Plat House - shell framing complete

Nova Scotia Plat House mod

This is the start of another great Plat House project by Canadian architect Ross Macintosh. Ross provided the design services for the modification of the Plat House design on Prince Edward Island. This project will be located on Ballantynes Cove, Nova Scotia on a fantastic site overlooking the ocean. Ross has done a great job again expanding on the design themes in the Plat House design and adapting it to the local climate.

The site slopes quickly away from the level where you arrive and they have taken advantage of that to expand the area of the house with a daylight basement on the down-slope side. The second bedroom has been enlarged to make both bedrooms similar in size, gaining space from the utility room moved to the basement level. The stair down is located in an extension of the floor plan on the entry side of the house. This mod is similar to the PEI version where this added space allowed them to gain a third bedroom.







I like the way the porch roof has shifted to one side in order to connect to the small out structure (sauna?). They have just begun the construction drawings so we won't see construction start for a little while, but stay tuned. Its going to be a great project.

Virginia Plat House - roof framed

New photos from the owner of the Virginia Plat House today. The framing of the roof is almost complete - the overhang at one side still needs to go in. These photos are from December, before xmas, so its likely that the roof is complete and the house sheathed by now.

Virginia Plat House - framing up

An update today from the owner of the Virginia Plat House. The wall framing is up, and it looks like just a little bit more work on the window side and they will be ready for the roof framing to start. The work looks very good which is always a pleasure to see.

Common Pond Plat House - first construction photos

The Plat House being built at the environmentally sensitive development, Common Pond, in Georgia has been under construction for several weeks. We've got the first group of photos from the developer and the builder. The house design has been adapted for SIPs, the first Plat House we've seen to utilize this system.

The house site is fairly sloped, so the long rectangular shape of the Plat House lends itself to this site. The amount of cut and fill required to establish the building site is reduced because the house is fairly shallow - it hugs the slope as it is called.



The SIPs panels had to be transferred from the semi truck that delivered them to a smaller flat-bed in order to manage the drive up to the site. The smaller truck was the type with the lift boom built in which was convenient for loading and unloading. Once on the site SIPs panels go up rapidly.



There are several modifications that the owners and developer have worked out themselves and with the SIPs manufacturer. The house includes a garage which is on the bunk room end of the house as at this site you approach the house from that end. Other changes are to the windows, some out of the owners desires, and others apparently out of the use of SIPs. In order to "float" a window opening within a panel there needs to be some margin of panel all around the window. Many of the Plat House windows run right into the corners which may be very difficult to do with the SIPs panels. It is interesting in the photos to see how they are joining the post and beam framing of the window wall side into the SIPs panels.

Mass. EcoSteel Plat House - foundation work proceeding

Just a quick update today on the EcoSteel Plat House project in Massachusetts. The digging is done and the footings have been poured. The vertical formwork is going in place.

Without checking the code book I'm guessing we are looking at a 48" frost line up there so the footings are deeper than what we have seen on any of the other EcoSteel houses shown in our blog here. After the jump is the photo stream from Flickr.

Mass. EcoSteel Plat House - a new EcoSteel project

I am always happy to introduce a new project in the blog. It means things are getting built, that more modern houses are in the ground, and that we are getting somewhere. This time there is an extra dimension to it because this time it is the first project that is a mix of two worlds - the modern stock plan world of house designs I've been creating and selling for the past years, and the EcoSteel world where I been collaborating with Northern Steel, now EcoSteel, to create steel houses for the past few years. Its the first project to emerge from both efforts - an EcoSteel Plat House.

At the outset of my collaboration with EcoSteel we endeavored to market several of my stock plans as EcoSteel solutions. It seemed like a great idea, the plans were already proving popular, and more than a few people were interested in having them in a pre-fab product. Eventually that seemed to give way to demand for customized solutions, but not before this project got under way. Never the less it is a highly modified Plat House. Here is a summary of some of the outstanding differences.

First off we have an extended screened porch on one side of the house. There is also the elimination of the central doors in the living space as the screened porch to the side is the main outdoor living space.



A semi detached garage will live to one side of the house connected by a covered walkway. This is joined by an entry door on the arrival side of the house - also a departure from the original.



At the other far side of the house there is a library and home office which is connected by an enclosed conditioned walkway. So the Plat House here has really grown into a small compound of structures.

The excavation was completed last week, and the formwork for the footings is almost all in place. Concrete should be place shortly. Colorado Plat House - siding stained

The siding has been stained, and the garage has caught up to the house. Both are awaiting the metal roof to go on next.

We are very happy to present another update to the construction progress on the Colorado Plat House. I'm sure that following the metal roof that the interior work will begin in earnest and then hopefully we will have a look inside. The owner informed me that the windows that were used are Milgard thermally broken aluminum windows which does account for the narrower frames I mentioned in the last post. They have specced low-E glass as well, always a good choice.



The biggest change you will see is that the house has been stained a wonderful dark brown. I think this will really jive with the pine forest setting. This is the first dark color we have seen on a Plat House and I'm loving it. I am not sure what the plan is for the window trim, which looks unstained in the photos. It may be destined for a contrasting color, or it may have simply not been stained yet.



The owners said that their roof will be a natural aluminum color, so I believe that may bring out the aluminum on the windows a little bit more which will be a nice connection, similar to what we saw on the Vermont Plat House mod.



And last but not least is the garage. It appears to be all sided and in the same status as the house now awaiting the roof. It looks great - this is the first ad-hoc two car Plat House garage. Well done!

Vermont Plat House - calling it done!

I got a few more photos of the Vermont Plat House from the owner last week. Its done!

Well, I'm sure there are loose ends, but for us here its done. Not the last we will see of it, I'm sure. There is still the small pond house to be built. I don't expect that to be soon, but no doubt we will see some more of the house as well when it happens.



The house has turned out very well, indeed, beyond my every expectation. The owner has been outstanding, and tremendously generous with the photos and inside info he shared throughout the process. My thanks go out to him and my other customers who have done the same.
